Acadia Realty Trust is a real estate investment company headquartered in Westchester, NY, with branch offices all over the United States. They were eager to create an engaging space and help draw top NYC talent out to the suburbs.
Initially, Acadia engaged TPG to execute strategic pre-design evaluations of their organization. We prepared a full work-up including visioning sessions, staff surveys, planning interviews, and test fits. Our research determined Acadia’s staff to be uncommonly enthusiastic at work, with a staggering 100% employee engagement. Unfortunately, their existing office did not match their spirit. When surveyed, employees chose words like “soul-crushing” and “tombstones” to describe their space.
Further, our programming analysis revealed that their existing space was approximately twice as large as it needed to be, due to inefficiencies in planning. TPG helped to define a solution whereby Acadia could improve conditions for their staff, allow for flexibility during a time of growth, and avail themselves of a more cost-efficient lease.
We then undertook the full design and build-out of their new office space in Rye, New York, working closely with the client team to create a signature, branded environment that Acadia calls “the coolest office in Westchester.” Since the move, they have been seen an uptick in new talent and a significant increase in productivity.
