Vornado Realty Trust is a NYC-based owner, manager, and developer of real estate that invests in office buildings and street retail in Manhattan. In 2013, the client purchased 650 Madison Avenue, a 27-story office and retail complex that takes up the entire block of Madison Avenue from 59th to 60th Street. Located in the heart of the Plaza District within close proximity of Central Park, the building is currently home to Polo Ralph Lauren’s headquarters as well as various international financial services companies. Upon purchasing the building, the client enlisted our firm to develop a set of building standards, and to design pre-built installations appropriate for the keystone location to help attract new tenants to the building’s vacant floors.
Our firm had previously completed pre-built office spaces and building upgrades for the prior owner, Carlyle Group. Vornado wanted to attract additional financial services companies to the high-end space, and create open and flexible floor plates that could accommodate single tenants as well as multiple tenants per floor. Our design team helped create modified pre-built space throughout the building including the 18th, 22nd, 23rd, 24th and 26th floors. The pre-built floors include a lobby, reception, pantry, conference rooms, and offices.
BC Partners, a private equity firm, was one of the first tenant fit-outs that we completed on the 19th floor with the building standard with additional upgrades. The space was complete with additional high-end finishes, glass panels, and upgraded conference and pantry areas. The firm continues to work on tenant fit outs, white-box floors, as well as additional pre-built spaces for the landlord.
