Founded in 1970, Boston Properties is a fully integrated real estate investment trust (REIT) that develops, redevelops, acquires, manages, operates, and owns a diverse portfolio of primarily Class-A office properties. In 2001, when Citigroup relocated their NYC headquarters, Boston Properties purchased 601 Lexington Avenue, the former Citigroup Center building. Located in the heart of Midtown Manhattan at East 53rd Street and Lexington Avenue, the 59-story building is one of the ten tallest skyscrapers in NY, recognized for its distinctive sloped roof. In an effort to attract new tenants to the top floor, the client wanted to modernize the space and create a pre-built floor to better market the space. TPG’s long-standing relationship with Boston Properties helped them with the opportunity of maximizing the leasability of the space.

The 59th floor plan offers prospective tenants with ample daylight and spectacular views of Manhattan. TPG first created various test-fits for the space, which were well received by the property owner. TPG’s pre-built design includes an open floor plan with glass-fronted offices and conference rooms around the perimeter, providing unobstructed views. The design team selected state-of-the-art materials and high-end finishes to commensurate with a top floor penthouse. Boston Properties wanted to update the dated space to attract clients in the financial services or trading sectors. The space also includes standard pre-built amenity space including a reception, pantry, and bathrooms.

TPG also provided the client with high-quality marketing renderings and marketing plans with photos to be used during tours. TPG’s Branding Studio helped curate artwork that would complement the space’s charm.
