Successful base building architecture involves understanding a large number of issues related to building systems, codes, zoning, approvals, infrastructure, circulation, access, context, program, and budget to create a building or intervention that achieves the desired impact for the client within the constraints of the site and local environment. In our architectural work, we strive to balance all of these factors and to propose design solutions that are sensitive to our clients’ requirements, needs, and aspirations. We don’t dictate design to our clients; we view design as a contextual response to the goals and constraints of a given project, optimized to leverage the given asset appropriately to maximize value.
Often in our base building projects, we work with our clients to create “leasable architecture” that can drive revenue generation for the building owner. We develop design solutions that are responsive to the real estate marketplace.
We find that our architectural services are often an ideal complement to our Interior Design and Branding services in creating a multi-disciplinary and integrated design solution that creates the right impact for tenants, customers, visitors, and the general public.
