TPG worked with CIM Group to reimagine their lobby and create an upscale, welcoming sense of arrival.

Founded in 1994, CIM Group is a real estate investment group and private equity firm that focuses on infrastructure investment, property management, leasing, asset management, development, acquisition, and investment advisory services. As the owner and developer of 1440 Broadway in NYC, CIM engaged TPG with creating a concept design comprised of selective modifications to the existing building entry and lobby that would help to increase building visibility and enhance the lobby interior. In addition to renovating the lobby, the building owner sought architectural design services for a building amenity space on the 26th floor.

Located in the heart of Times Square, 1440 Broadway’s previous entrance and lobby were uninviting and dated. Wanting to attract new tenants with a fresh and modern look, the client wanted to revamp their lobby area to be a more inviting space. To help modernize the space, the lobby’s red marble walls were replaced with wood panels and new lighting was incorporated along the perimeter and columns. The lobby’s reception desk was reclad with white stone to complement the existing stone floors. New seating and artwork were introduced to the space to improve the lobby’s overall aesthetic. In addition to interior renovations, the building’s exterior signage was updated, and a striking marquee was added to help draw attention to the building’s entrance.

To further help the client attract new TAMI tenants, CIM Group also wanted to renovate the building’s top floor. The 26th level was previously an abandoned sprinkler tank room, so TPG’s design team was tasked with converting the space into a functional amenity floor to serve the building’s tenants. The new space features a variety of seating areas for collaborative meetings and an office with movable glass walls. Garage style doors open the amenity floor to the furnished outdoor terrace providing a great venue for tenants meet, mingle, and host events.
