Prebuilt space helps to market vacant real estate

Owned by NYC-based real estate company RXR Realty, 32 Old Slip is a Class-A office building situated in Downtown Manhattan, on Old Slip between Front and South Streets, overlooking the East River and FDR Drive. The 36-story building had recently undergone substantial renovations in order to reposition the space and attract new tenants. After the successful building standards and prebuilt marketing space at 75 Rockefeller Plaza, RXR engaged TPG with designing prebuilt space on the 32nd floor at their 32 Old Slip property to help the landlord better market the space to prospective occupants.

Our team designed a floorplate comprised of 6 unique suites that would provide long-term leasing flexibility options for the landlord. These separate suites can easily accommodate multiple tenants or a single full-floor tenant. The column-free space features 13’6” open ceiling slabs, and striking 360-views of lower Manhattan. The daylight and views helped to drive the overall design of the space. To help maintain a level of transparency and openness in the suites, perimeter offices are all glass-fronted and adjustable to accommodate different tenant’s sizes and needs. RXR hopes to attract technology and other TAMI companies to the space.

In addition to redesigning the elevator lobby on the floor, TPG’s design team kept the office’s support space, including the pantry, corridors, and reception area, tight to the core to allow the raw space to be as open as possible. A significant design feature in the space is the lobby lounge area, a shared amenity space with a feature wood wall.
